In the traditional model, an architect completes the drawings first and contractors bid on the finished plans. When cost issues or construction conflicts appear, the design often has to be revised before construction begins.
 
In a design-build structure, the architect, engineers, and builder work as one team from the beginning. Construction input assists decisions while plans are still flexible. When design and construction are coordinated from the start, those surprises can be addressed without stalling the project.

Some projects bring a contractor in after architectural drawings are nearly finished. At that point, the biggest cost drivers such as structure, building systems, and layout are already locked in.
