How we work with clients to facilitate each step of their renovation projects
At Metropolitan Build, we have spent decades transforming existing structures in the St. Louis Metropolitan Area. Our services reach beyond general contracting and design-build construction, delivering projects with maximum efficiency, effectiveness, and design caliber. Our involvement begins with the very earliest stages of project planning to uncover and maximize opportunities for greatest value, which drives the renovation, expansion, or restoration through successful completion and post-construction support.

The Metropolitan Build Process
Step 1: Initial Needs Consultation
Before our work can truly begin, we need a clear understanding of our client’s needs, preferences, and functional requirements. We conduct and facilitate a strategic planning process that relies on clear and frequent communication and absolute alignment on project goals. It is only with this information that we can develop an initial program document that will guide the renovation forward.
Step 2: Program Outline
Based on insights gleaned from the initial needs consultation, we develop a preliminary program document that balances our client’s operational needs, design, and budget. While this document is far from the comprehensive program it will eventually become, it synthesizes foundational project requirements and informs subsequent real estate analysis and selection.
Step 3: Feasibility of Site Selection
We have a deep and trusted network of real estate professionals in the St. Louis region. We collaborate with them to conduct feasibility studies of site candidates, evaluate them based on the preliminary program outline, and perform quick test fits for budget. Real estate selection can be a time-consuming part of the process, and we understand the need for timely assessment and decision-making–while ensuring that the selected site is well suited to the client’s goals.
Step 4: Program Development
Once the site is selected, we collaborate with the client to create a site- and building-specific program document that includes performance, design, and budgeting objectives. This document also includes a preliminary construction schedule that will inform the duration and prioritized urgency of subsequent steps in the renovation process.
Step 5: Conceptual Design and Budgeting
Once the program is approved by all parties, we put our team of design professionals to work developing schematic documents for the renovation. During this stage, we also secure preliminary approvals from all relevant building and compliance authorities to ensure construction will not be unreasonably delayed.
Step 6: Program Revision and Updates
The conceptual design and budgeting process inevitably brings to light new considerations for the overall project plan. The Program is a living, adapting document that should be constantly revisited throughout the course of renovation to ensure it represents the client’s latest priorities.
Step 7: Design Development
If the client has an architect already engaged for the project, we work with them to assist in preconstruction budgeting and advising. If not, we connect our client with our extensive network of architecture and engineering professionals and provide the construction design documents necessary for the project to proceed.
Step 8: Construction Documents and Permitting
We develop the construction plans to their most granular level, generating finished, detailed documents specifying exactly what will be built with tight and accurate construction budgets. We also secure all required construction permits based on International Building Codes, NFPA, ADA, and other policies adopted by local government, utility and fire departments.
Step 9: Construction
Once all approvals are in place, construction begins. At Metropolitan Build, we have extensive experience as Owner’s Representatives, Design Builders, General Contractors and/or Construction Managers, overseeing the work and jobsite through to final completion.
Step 10: Service and Warranty
A renovation project is not complete with the final work in place, approved, and in service. We offer comprehensive post-construction support, including warranty management regarding the health and performance of the building. Having been deeply involved with the initial project, we are also in the best position to advise or assist with any future renovations or expansions.
